As a buyer, it usually costs nothing to hire a real estate professional to help you find and purchase a home--your Realtor will likely get a portion of the commission the seller pays to his Realtor. When choosing an agent, sign a buyer's agent contract only when you're sure the agent is responsive to your needs.  Pick an agent who helps you learn the local market and processes rather than one that just "drenches" you with data.  When you decide to make an offer, your confidence as a buyer is built on your confidence in your agent. 

WHEN SELLING...

When selling your home, you should select the real estate agent (and company) who can expose your property to the most likely buyer audiences so your property sells in a timely manner at the best possible price.   Ask prospective agents about the different ways they will to advertise your home.  It makes sense to hire an agent based on the best marketing plan rather than on the lowest commission rate.
